Unlike a traditional vacation rental, Sunset By The Sea allows everyone to stay together while still enjoying separate living spaces when desired.
When you reserve the entire property, nothing is shared with other guests. Your group enjoys exclusive access to the pool, heated swim spa, gazebo, mini golf, basketball hoop, ping pong table, cornhole, outdoor fitness area, outdoor showers, yard games, and all outdoor seating and gathering spaces.
Located on the quiet south end of Fort Myers Beach, the property is just a short walk to the beach while remaining close to restaurants, entertainment, marinas, shopping, and local attractions. Spend your days relaxing by the water, exploring the island, enjoying outdoor activities, or gathering with family and friends around the property.
Each side of the property features a king bedroom, a second bedroom with two queen beds, a full bathroom, smart TVs, a fully stocked kitchen, comfortable living space, and private outdoor seating areas. There are two primary ways to reach Fort Myers Beach:
Option 1 – Bonita Beach Route (Recommended During Heavy Traffic)
Many GPS systems may direct you through Bonita Springs and onto Fort Myers Beach using:

This route approaches the island from the south and can sometimes be faster during periods of heavy traffic.
Option 2 – Fort Myers Route
Travelers can also access Fort Myers Beach from Fort Myers via:
Matanzas Pass Bridge
This is the primary bridge connecting Fort Myers Beach to the mainland and is often the most direct route from the airport.
Many guests use this route when traveling from the airport, downtown Fort Myers, shopping areas, restaurants, and local attractions.

Maximum Occupancy: Limited to the number of guests listed in the reservation. Unauthorized guests, visitors, parties, or events are prohibited without prior written approval and may result in additional fees, immediate termination of the stay, or removal from the property without refund.
📝 Rental Agreement
By confirming a reservation, guests acknowledge and agree to comply with all House Rules, Terms & Conditions, and any rental agreement provided by the owner. The primary guest is responsible for the conduct of all occupants and visitors associated with the reservation.
⚠️ Assumption of Risk & Liability Waiver
Guests acknowledge that the property includes amenities and recreational equipment that may present inherent risks, including but not limited to the swimming pool, swim spa, hot tub, fitness equipment, mini-golf area, sports equipment, outdoor games, bicycles (if provided), playground equipment, and any other recreational facilities located on the property.
There is NO lifeguard on duty. Use of all amenities and recreational equipment is entirely at the guest's own risk.
Guests accept full responsibility for supervising children and any individuals using the amenities. Guests further acknowledge that outdoor equipment may be exposed to weather, sun, salt air, normal wear and tear, or unforeseen mechanical issues.
By booking and occupying the property, guests voluntarily assume all risks associated with the use of the property and its amenities and agree to release, indemnify, and hold harmless Sunset By The Sea, Michael Mitchell, property owners, managers, contractors, and representatives from any claims, injuries, accidents, losses, damages, illnesses, theft, or liabilities arising from the use of the property, except where prohibited by applicable law.
🔒 Property Condition & Amenity Availability
While every effort is made to ensure all amenities are operational, availability cannot be guaranteed. Temporary outages, maintenance, repairs, weather conditions, utility interruptions, internet disruptions, or circumstances beyond the owner's control shall not constitute grounds for refunds, relocation expenses, or cancellation penalties.
⚖️ Governing Law
This agreement shall be governed by and interpreted under the laws of the State of Florida. Any disputes arising from the rental or use of the property shall be subject to the jurisdiction of the courts located in Lee County, Florida.
