🏷️ Rates & Fees

• Nightly Rate: As displayed at the time of booking; subject to change without notice.
• Cleaning Fee: A one-time fee applied per stay to cover professional cleaning services.
• Taxes: Applicable local and state taxes will be added to the total booking amount.
• Security Deposit: A refundable deposit may be required; details provided during the booking process.

📆 Booking Policies

• Check-In: After 4:00 PM
• Check-Out: By 11:00 AM
• Minimum Stay: 2 nights (unless otherwise specified)
• Maximum Occupancy: As stated in the property listing; exceeding this number without prior approval may result in additional charges or cancellation.Touch Stay

❌ Cancellation Policy

• Standard Cancellation: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away.
• Moderate Cancellation: 50% refund for cancellations made at least 7 days before check-in.
• Strict Cancellation: No refund for cancellations made within 7 days of check-in.
  Please refer to the specific cancellation policy selected at the time of booking, as it may vary.

📝 Rental Agreement

By confirming your reservation, you acknowledge and agree to abide by the property's House Rules and Terms & Conditions. A detailed rental agreement will be provided upon booking confirmation and must be signed electronically prior to check-in.

⚠️ Liability Waiver

Guests use all amenities, including but not limited to fitness equipment, outdoor games, and recreational facilities, at their own risk. 

6. Amenities & Safety

Amenity use is at guest’s own risk, including:

Hot Tub / Swim Spa Liability Waiver and Assumption of Risk

The undersigned guest(s) acknowledge that the property includes a hot tub / swim spa and that use of this amenity is voluntary and at the guest’s own risk.

By using the hot tub / swim spa, guest(s) agree to the following:

1. There is no lifeguard on duty.
2. The guest(s) voluntarily assume all risks of injury, illness, or death arising from use.
3. The guest(s) release and hold harmless the property owner, property manager, and their agents from any and all claims, liabilities, damages, or causes of action arising from use or misuse of the hot tub / swim spa.
4. Guest(s) are responsible for supervising all minors at all times.
5. Guest(s) agree to follow all posted rules and safety guidelines.

This waiver applies to all guests and visitors on the property during the reservation period

• Outdoor gym equipment & weights
• Yoga area
• Putting green
• Basketball area
• Ping pong & outdoor games
• Fire pit
• Bicycles, scooters, beach gear (if provided)
• Patio, turf, walkways, and stairs

Children must be supervised. Guest accepts responsibility for all personal injury or damage resulting from use.

7. Liability Waiver

Host is not liable for injuries, accidents, weather events, wildlife, insects, or loss/damage to personal property.

Guest assumes full responsibility for themselves and all guests they bring to the property.
